Every listing has its own chat: AIgent answers first from the listing data, and questions only the seller can answer go to the seller. When you're ready, you send a purchase proposal online, and the seller decides whether to accept it.
The deed of sale (rogito) is signed before an Italian notary (notaio): a public official, not a notary public, and mandatory by law with or without an agency. As a rule the buyer chooses and pays the notary, because the costs of the deed fall on the buyer unless agreed otherwise. RealAIstate has no affiliated notaries.
It compares a price with the official OMI values of the Italian Revenue Agency for the area. Computed by code, always with the same formula: the same yardstick for everyone, verifiable on public data. Today in Milan, Brescia and Bergamo.
